Riddell PM is proud to have supported the delivery of Montgomerie Park Primary School, working closely with Robertson Construction and North Ayrshire Council to produce a comprehensive O&M Manual package that aligns seamlessly with Scottish Futures Trust (SFT) and LEIP (Learning Estate Investment Programme) requirements.

This new £20.8m primary school, located in Irvine, has been designed to meet the evolving educational needs of its community, providing a modern and inclusive environment for pupils and staff. Our role involved compiling essential building O&M documentation—covering everything from building fabric details and M&E services to specialist systems and equipment records.

Montgomerie Park is North Ayrshire Council's very first Passivhaus primary school, and all the building O&M information is stored in ou  Pyramid Digital Building Manual, a platform that ensures ongoing accessibility and supports the effective management and updating of documentation throughout the building’s lifecycle.

Key features of our service included:

• Full O&M Documentation Production: Collation of drawings, certificates, warranties, and operational details.
• Compliance with LEIP & SFT Requirements: Integration of SIMP (Standard Information Management Plan) protocols to maintain consistency and transparency.
• Long-Term Support: Ensuring that the digital O&M Manual can be continually updated, providing a ‘living’ resource for the school’s facilities team.
