SIMP Building Manuals

Structured Information for Effective Building Handover

Scottish Futures Trust's SIMP framework provides a structured approach to defining, producing, reviewing and delivering project and asset information.

Riddell PM has extensive experience of applying these requirements and producing structured Building Manuals for construction projects across Scotland.

Our specialist role is to help turn project information into a complete, organised and usable handover resource. We coordinate information from the construction supply chain, support the project's Common Data Environment approval process, and use the approved information to produce the completed Building Manual.

The resulting manual maintains the required information structure while incorporating Uniclass classification to provide consistency between the building, its systems, its products and the supporting documentation.

Practical SIMP Experience

Successful information handover involves considerably more than collecting documents shortly before practical completion.

Information must be identified, obtained from the appropriate contractors and suppliers, reviewed through the agreed project process and ultimately organised so that it remains useful to the building owner and facilities management team.

Riddell PM combines an understanding of the SIMP information requirements with more than three decades of specialist experience in construction handover documentation.

Specialist Handover Expertise

Building Manuals, O&M documentation and structured digital handover have been at the heart of our business since 1989.

Supply Chain Coordination

We work directly with contractors, subcontractors, manufacturers and suppliers to coordinate the information required for project handover.

Common Data Environment

Project information can be submitted through the project's CDE, allowing the agreed review and approval workflow to be completed before inclusion within the Building Manual.

Structured Final Delivery

Approved project information is transformed into an organised Building Manual designed for practical use throughout the operational life of the facility.

The Building Manual Process

Riddell PM provides a coordinated route from project information requirements through to final Building Manual delivery.

The project Common Data Environment remains the controlled environment through which the supporting information is reviewed and approved. Once approved, Riddell PM uses the accepted information to construct the Building Manual and, where required, develop the completed handover into a fully hyperlinked Pyramid Digital Building Manual.

1

Information Requirements

Required handover information and the relevant SIMP structure are established at project level.

2

Supply Chain Information

Documentation and data are obtained from the relevant contractors, suppliers and manufacturers.

3

CDE Review & Approval

Supporting information follows the project's agreed Common Data Environment review and approval workflow.

4

Building Manual Production

Approved project information is downloaded, structured and assembled into the Building Manual.

5

Draft & Final Approval

Draft and final Building Manual PDFs are issued for review, amendment and formal project sign-off.

6

Pyramid Digital Handover

Final approved information can be fully hyperlinked through the Pyramid Digital Building Manual.

Structured in Accordance with SIMP

Riddell PM maintains the applicable SIMP Template 3 folder and information-container structure throughout the production of the Building Manual.

This provides continuity between the project's information requirements, the information reviewed through the CDE and the completed handover documentation.

The objective is to provide an organised operational resource rather than simply transferring a collection of individual documents and folders at the end of the project.

Uniclass Classification

Uniclass 2015 classification is incorporated throughout Riddell PM Building Manuals, providing a consistent method of identifying the installed systems and products to which the project information relates.

Ss

Systems

Classification of the building systems represented within the Building Manual.

Pr

Products

Classification of installed products and their associated documentation.

Once the Building Manual and supporting project information have been fully reviewed and approved, Riddell PM can create a fully hyperlinked Pyramid Digital Building Manual.

Pyramid provides a simple interface between the Building Manual and the underlying approved project documentation. Users can move directly from the relevant section, system or product to the supporting information.

  • Operation and maintenance information
  • Manufacturer and product literature
  • Testing and commissioning records
  • Certificates
  • Drawings
  • Warranties and guarantees
  • Maintenance information

Information Designed for Building Operation

A successful handover should provide more than evidence that documentation was submitted at the end of the construction project.

The completed Building Manual should allow the client and facilities management team to understand what has been installed, locate the relevant approved information and identify how the building's systems and products should be operated and maintained.

Riddell PM brings together project information, SIMP structure, Uniclass classification and specialist handover experience to create Building Manuals designed to remain useful beyond practical completion.

Discuss Your SIMP Building Manual Requirements

Whether you are a contracting authority, principal contractor, consultant or project information manager, Riddell PM can provide specialist support for structured SIMP Building Manuals, Uniclass-classified documentation and digital handover.
